What is Moling?
Moling is a trenchless method of installing underground pipes, ducts and cables with far less excavation than traditional open-trench work.
A pneumatically powered displacement hammer travels through the ground to create a bore between small launch and reception pits. New pipework or ducting can then be installed through that route, helping avoid the need to dig continuously across gardens, driveways, paths and other surfaced areas.
MSSE has more than 30 years of experience providing moling services for residential and commercial projects. Depending on ground conditions and the installation requirements, moling can be used for private water supplies, drainage, utility ducts and other underground services across London.

When is Moling Suitable?
Moling works best where the ground is suitable for displacement and there is enough space to create small launch and reception pits at either end of the proposed route.
Before work begins, our engineers assess the ground conditions, access and required bore path to determine whether moling is the right solution.
Where suitable, the method can be used to install new underground services beneath gardens, driveways, paths and other areas without excavating a full-length trench.
If ground conditions are unsuitable for impact moling, we can advise on a more appropriate installation method.
Underground Pipe Installation
Trenchless Installation with Minimal Excavation
Impact moling typically requires only a small launch pit and receiving pit.
The torpedo-shaped mole is carefully aligned with the intended route before being driven pneumatically through the ground to create the underground bore.
Once the mole reaches the receiving pit, it is removed and the new pipe, duct or cable can be drawn through the newly formed route.
This allows underground services to be installed beneath driveways, gardens, paths and other surfaced areas without the disruption associated with excavating a continuous trench.
Capabilities of Impact Moling in London
Our impact moling service is suitable for a wide range of underground pipe and duct installations across London, subject to ground conditions, access and the required bore route.
- Bore Sizes: Impact moling can typically create bores from approximately 45mm up to 95mm, depending on the installation requirements.
- Suitable Ground Conditions: Cohesive soils such as clay, silt and peat are generally well suited to moling because the ground can be displaced effectively.
- Unsuitable Ground: Loose ballast, sand, gravel, rock and heavily compacted sub-base materials may not be suitable for non-steered impact moling.
- Minimal Excavation: Only small launch and receiving pits are normally required, helping reduce disruption to gardens, driveways, paths and other surfaces across London properties.
- Installation Depth: The required depth depends on the diameter of the pipe or duct being installed and the specific site conditions.
- Careful Route Planning: Because impact moling is a non-steered and non-tracked system, the proposed bore route must be carefully assessed and aligned before work begins.

FAQs
The most common impact moling questions… answered!
What is the impact moling used for?
Impact moling is used to install underground pipes, ducts and cables with minimal excavation. It is particularly useful for creating new service routes beneath gardens, driveways, paths and other surfaced areas where digging a continuous trench would cause unnecessary disruption.
What is the moling process?
The process typically begins with small launch and receiving pits. A pneumatically powered mole is aligned with the proposed route and driven through suitable ground to create an underground bore. The new pipe, duct or cable can then be pulled through the completed route.
Can you mole under a driveway?
Yes, where ground conditions and access are suitable. Impact moling can install new pipes, ducts or cables beneath a driveway using small launch and receiving pits, avoiding the need to excavate a continuous trench across the surface.
What's the difference between moling and directional drilling?
Impact moling uses a non-steered pneumatic tool that travels along a pre-aligned route, making it well suited to shorter, relatively straightforward installations. Directional drilling is steerable and trackable, allowing greater control over longer or more complex underground routes.
